Some delay analysis methods are available but no one method can be universally used in all situations. Moreover, delay claims are often extremely complex and difficult to resolve.

For this reason, the construction industry requires an effective and reliable method for analyzing the causes and effects of construction delay. The selection of the analysis method depends upon a variety of factors including information available, time of analysis, capabilities of the methodology, and time, funds and effort allocated to the analysis. This paper proposes necessary steps for dealing of any aspect and the actions that should be taken to correctly analyze and present delay time and embed them in the CPM schedule analysis by means of the
following industry-recognized guideline methodologies – Time Impact Analysis. The technique time impact analysis is not an attempt to simulate reality and it is to designed quick estimation of the time delay to the project. Case study will be used to compare base line schedule with the existing time impact to the case aimed at improving the understanding and the usage of Time Impact analysis methods in identifying the causes of project delay and to identify the party responsible. The technique time impact analysis is not an attempt to simulate reality it was designed quick provide a quick analysis of the time impact to the project. A delay analysis includes the real data used on the project is more accuracy. The writers’ points are illustrated through the use of an example case.
